In 2011, hundreds of hopeful families booked homes in what was promised to be Rajasthan’s First Sports City — a modern, luxurious residential township called Park Regency. The project, developed by Adarsh Build Estate Ltd (ABL) in association with Madhu Chordia (Chordia Group), was marketed as a premium sports lifestyle destination. The brochures boasted of world-class amenities like tennis courts, squash zones, a cricket ground, swimming pools, a clubhouse, yoga centres, and beautifully designed seven towers with over 924 flats.
It was a vision that sold fast. It was a dream we bought.
Homes Promised, Trust Collected
We invested our life savings, took loans, paid EMIs, and signed legally binding tri-party agreements with the developer and landowner. The delivery was promised within 3 years — by 2016. The project had JDA approval, private and public bank clearance, and full marketing buzz. We believed in it, because everything looked official.
But behind the paperwork and flashy promises, something else was unfolding — something we, the buyers, were never told.
What We Got in Return
- Broken promises and illegal changes to the layout
- Removal of towers, sports amenities, and even the clubhouse
- Name changed from “Park Regency Sports City” to “Park Regency Luxury Apartments”
- No transparency, no consent, and no updated agreements
- A complete breach of trust and project identity
And even worse, in 2019, the entire project was frozen by the Enforcement Directorate (ED) based on statements that we believe were misleading. Since then, construction has halted. Many of us are still paying EMIs for homes we’ve never lived in.
Where Is the Accountability?
More than ₹140 crore of buyer money is stuck. More than 600 families are affected. And yet, the landowners and developers — Madhu Choradia, Vinay Choradia, and ABL — continue to escape accountability.
Some buyers have passed away. Others have lost years of financial stability. Many still live on rent, fighting in courts for what was promised over a decade ago.
Our Stand: Park Regency Welfare Society
In 2019, we came together to form the Park Regency Welfare Society (PRWS) — to fight for justice, take legal action, and raise public awareness. This is not just a builder-buyer dispute — this is a humanitarian crisis disguised as a real estate project.
Our Appeal
We urge the government, authorities, legal institutions, media, and citizens to stand with us. We are not demanding favors — we are demanding our rights. The homes we paid for. The security we were promised. The dignity we deserve.
Final Thought
What we bought in 2011 wasn’t just a flat. It was a dream — of stability, of home, of a better future.
But today, in 2025, it has become a long nightmare.
And we will not stop until justice is delivered.
